Hi friends! 

A couple of weeks ago I had Ben from Goodbye Gas out to assess our old 1890s old cottage. I always thought we'd sell it as is when the time comes, as the plan is to build an ultra sustainable, all -electric, high performing little house somewhere in the bush. But now I feel we have an obligation to the future owners of this little old cottage - to ditch the gas and bring her into the 21st century all electrified. 

This kind of ties in with the recent news that the three biggest mortgage lenders (Commonwealth Bank, Westpac and NAB) have called for mandatory Energy Efficiency Ratings to be introduced at the point of sale for housing across the country. They are proposing that just like buying a fridge or a washing machine, the energy star rating of a home should be disclosed when being sold. This has been mandatory in the ACT for over 20 years, meaning potential home-owners can compare apples with apples and high performing houses can demand a premium. 

Now I just need a cheaper option to convert our 50 year old gas AGA stove to electricity. There is only one person in Australia that does it (that I know of), and it's a $10k hit to the wallet. Reach out if you know of anyone else doing this, I'd have a few customers for them!

As a small business owner, there is a LOT to do, but generative AI can help with some of the load. You can use AI-generated content for tasks like writing captions for social media, blogs, and even customer support. After reading some of these prompts, I've clearly got to get better at the input stage of AI, as I wouldn't have thought of many of these!

Why banks want your house to be more like your washing machine

 

Major banks want a national, standardised star-based rating system measuring the energy efficiency of homes, to help reduce the credit risk associated with lending to borrowers living in inefficient properties susceptible to bill shock. 

The move would create financial incentives to reduce emissions and help Australia deliver its net zero climate commitments, given residential housing accounts for 11 per cent of Australia’s total carbon emissions.
